One Bay Lower Level Café

A complete refresh and buildout of the lower level café space inside a 9-story high-rise in Burlingame. Old spec suites were converted into an open lounge that includes work areas, a café, conference rooms, a game room, and a remodeled lobby and restroom core.

A new open ceiling concept required major reconfiguration of the existing MEP system layout. All new finishes, millwork, and electrical Title 24 upgrades throughout. Chilled water ducted fan coil units with ALC controls replaced the existing HVAC. Custom Rulon wood slat ceilings were installed in the café and lobby core as the centerpiece of the space.

A modern open-concept amenity floor anchored by the custom wood slat ceiling, replacing aging spec suites with the kind of space the building's tenants now expect. The work was completed in an occupied high-rise without disrupting the floors above.
